Duct cleaning is one of the most heavily marketed AC services in Dubai, and one of the easiest to sell to someone who does not need it. It is genuinely valuable in the right situation — and a waste of money in the wrong one.
What it costs

Price scales with the number of grilles and duct runs, not floor area alone. Anyone quoting a flat price without asking how many air outlets you have is guessing.
When you actually need it
- Visible dust blowing out of grilles, or black staining around them
- A persistent musty smell that returns after coil cleaning
- Recent construction or fit-out work in the unit or the floor above
- Water damage or a flood affecting the ceiling void
- Allergy or asthma symptoms that improve when you leave the property
- A newly handed-over or long-vacant property where construction dust sat in the ducts
When you do not
If your only complaint is weak cooling, ducts are rarely the culprit — filters, coils and refrigerant are. Get a normal service first. A good technician will tell you the ducts are fine; that answer is worth more than the cheap quote.
What a real duct clean includes
- Inspection with a camera and a written or photographic before/after record
- Mechanical brushing plus high-power negative-pressure vacuum, not just a blower
- Cleaning of grilles, diffusers and the plenum, not only the first metre of duct
- Fan coil and drain tray cleaning as part of the same visit
- Optional antimicrobial treatment — ask what product and whether it is approved for occupied spaces
Red flags
- A price quoted over the phone with no questions asked
- "Free inspection" that always finds a serious problem
- Photos of filthy ducts that are not obviously your ducts
- Refusal to show before-and-after images of your own system
How often
For a typical Dubai apartment with no specific trigger, every 3–5 years is reasonable. Villas with ducted systems and heavy outdoor dust exposure sit closer to every 2–3 years. Filters and coils are the annual jobs; ducts are not.
