AC service in JVC, Dubai Marina, JLT and Business Bay: what differs by building

Two apartments a kilometre apart in Dubai can need completely different AC work, because the cooling system belongs to the building, not the flat.

Jumeirah Village Circle

Mostly low-rise buildings and villas on individual split or ducted split systems, usually DEWA-metered. You own the whole system, so repairs, gas and replacement are all yours to arrange — and you have the widest choice of contractor.

Dubai Marina and JLT

Predominantly high-rise towers, many on district cooling or a central chiller. Inside the flat you typically have a fan coil unit and a thermostat. Chilled water supply problems are the building's responsibility; the FCU, its filter, its drain and the thermostat are yours. Access to ceiling voids often needs building permission and a certified contractor on the tower's approved list.

Business Bay

A mix of both, plus a large share of mixed-use towers where the same riser serves offices and homes. Expect stricter access windows and, in many buildings, mandatory sign-in and insurance documents from the technician.

What to check before booking anywhere

1. Is your cooling district or chiller-based, or a standalone AC? Look for a thermostat plus a ceiling grille rather than an outdoor condenser.
2. Does your building require an approved contractor or an NOC?
3. Are there working hours restrictions? Many towers refuse HVAC work after 6pm.
4. Who pays — you, the landlord or the service charge? Chilled water supply usually sits with the building; the unit in your ceiling usually does not.
