Manufacturer guidance is written for temperate climates. Dubai runs air conditioning for eight to ten months a year, in dust, at high humidity, often for 12+ hours a day. The maintenance interval has to reflect that.
A realistic Dubai schedule

Light users — a holiday home, a rarely used bedroom split — can drop to one full service a year. Heavy users, homes with pets, ground-floor villas near open sand, and anyone running the AC overnight all year should stay on the twice-yearly schedule.
What a real service covers
A 20-minute filter rinse is not a service. Ask for:
- Filter clean or replacement
- Evaporator and condenser coil cleaning
- Condensate tray and drain line flush
- Refrigerant pressure and temperature-split check
- Electrical check: capacitor, contactor, terminal tightness, current draw
- Fan and blower inspection and bearing check
- Thermostat calibration and a written report of readings
The written report matters. It is how you prove condition to a landlord, and how you spot a component degrading over two visits instead of discovering it when it fails in August.
Is an AMC worth it?
An annual maintenance contract usually buys two scheduled visits, priority response and discounted parts. It is worth it if you have multiple units, a ducted or central system, or you rent out the property and want the paperwork. For a single split in a small apartment, paying per visit is often cheaper.
Before signing, check: how many visits, what is included versus chargeable, response time commitment for breakdowns, whether gas and parts are covered, and the cancellation terms.
The economics
A full service is a fraction of a compressor replacement. Almost every catastrophic AC failure in Dubai is preceded by months of restricted airflow, a slow refrigerant leak or an ageing capacitor — all cheap to catch, all expensive to ignore.
Timing
Book in February–April. By June every decent company in Dubai is running at capacity, and you will be competing with emergency call-outs for a slot.
