Get your AC ready for a Dubai summer: a pre-season checklist

Everything that fails in July was already failing in March. A two-hour pre-season check is the cheapest insurance you can buy.

Between June and September, Dubai AC companies run on emergency mode. Waiting times stretch, premiums apply, and the part you need may be out of stock. The way to avoid all of it is to do the work in February–April.

The checklist

1. Filters. Clean or replace every filter in the home. Buy spares now — they get scarce in season.

2. Indoor coil and drain. Book a coil clean and drain-line flush. A blocked drain is the number one cause of ceiling damage in Dubai apartments, and it always shows up in the first humid week.

3. Outdoor unit. Clear anything stored around the condenser, wash the fins, confirm at least 30–50 cm of free space on the intake side. A condenser that cannot reject heat will trip on high pressure at 45°C.

4. Refrigerant pressures. Have the technician log pressures and the temperature split across the coil, and write the readings down. Two data points a year is how you catch a slow leak early.

5. Electricals. Capacitors are the classic summer failure. They degrade measurably; a technician with a meter can tell you a capacitor is at 70% of rated value before it strands you at midnight.

6. Thermostat. Test it holds a set point. Replace remote batteries. If you have a smart thermostat, confirm it still talks to the unit after any router change.

7. Insulation and seals. Check the insulation on chilled pipework and around the fan coil access panel. Sweating pipework causes mystery drips that get misdiagnosed as unit faults.

8. Airflow balance. Walk the home and feel each outlet. A room that was fine last year and weak this year usually means a partially blocked duct, a slipped flexible duct, or a failing blower.

Also worth doing

  • Photograph the model and serial plates of every unit and store them in your phone. It halves parts-sourcing time later.
  • Note the age of each system. Above 10–12 years, budget for replacement rather than a third major repair.
  • If you rent, send the service report to the landlord or agent in writing. It establishes that you maintained the system.

What it costs versus what it saves

A pre-season service across two split units typically costs less than a single emergency call-out plus a compressor at peak season. The saving is not theoretical — most compressor failures follow months of running with restricted airflow or low charge.

Book the slot, not the panic

Companies with capacity in spring will give you a scheduled window and a technician who is not on their ninth job of the day. That is the difference between a proper service and a rushed one.
